News N°46 : Summary of the Covenant Assembly of January 22, 2022

With a full room and with great attendance via Zoom, last Saturday we held our assembly at the Beach Club.

Our president, Marc Pujol, commented on the excellent demand situation that Puerto Aventuras is going through, highlighting the increase in the value of our properties, as well as the scarcity of rental units. He also highlighted that this boom is not only perceived at the residential level, but also as a tourist destination with the opening of new shops and restaurants present in Tulum or Playa del Carmen.

Then Thierry Defauw, Treasurer of the Association, made a summary of the achievements of Covenant in the year 2021 (We recommend reading the full presentation) where he explained the good results obtained, the services that will be included, and the long-awaited remodeling of the new entrance with 9 lanes planned to be built this year.

 

New land and air security for the interior of the complex

Among the new services that Covenant will incorporate in 2022, the new internal security plan stands out, which will require an investment of 1 million pesos for the installation of a Monitoring Center which will control a circuit of 50 strategically located HD cameras, and an innovative Drone that will allow us to better patrol the golf course and Central Park. As an additional, the budget for Security Guards will be increased by 17%.

It is worth mentioning that these investments can be made with the increase in Covenant members and owners who regularize their situation, given that the budget we have to invest depends on the income we receive from our members.

Reduced speeding, improper parking, and abandonment of vehicles

During his presentation, Thierry reviewed the excellent results obtained thanks to the speeding controls, which have made it possible to substantially reduce the speed of vehicles in the subdivision, the fight against parking in places reserved for people with disabilities, and the report to the municipal police of abandoned vehicles for removal.

New maintenance and gardening service

Covenant brought in full-time staff to handle yard waste collection, light fixture maintenance, or various common gardening issues. As a Covenant member you can request this service at our offices.

Efficiency of inputs and technology

Thanks to the constant search for efficiency in our association and the implementation of technology, we were able to make the best use of each peso received, using technology to improve security (App Covenant, Body cams, Cameras) and the implementation of the policy ” All digital” of the administrative office that allows to offer all the services of the association (Service to members, issuance of 3,000 passports per year and 800 weekly bracelets, security coordination, construction, and more) with only 3 employees.

He also recalled that the purpose of the Covenant Board of Directors is to continue working hard to modernize Puerto Aventuras and turn it into a 5-star resort where we can live in safety, harmony and with a first-class infrastructure, improving the membership base. As an official association, Covenant’s objective is to have more members each month in order to efficiently offer all the services that the subdivision requires and deserves.”

Then, he presented the accounts for the full year 2021, a balanced budget for 2022, and a slight increase in maintenance fees to match them with the other association.

 

Said increase was unanimously approved by all the participants, as well as the 2021 accounts, the 2022 budget. Likewise, the re-election of the Board of Directors and the Surveillance Committee was voted unanimously, with the novelty of the incorporation of Alfredo Raz as Covenant Administrator.

Additionally, we welcome Stanley Durell, a lawyer, who will work for the association for free, as well as all the members of the Board of Directors and the Surveillance Committee.

We then continued with a presentation by architect Román Rivera Torres, who explained how fortunate we are in Puerto Aventuras under a very complicated global context, and his vision for the future of the community. To conclude, the entire Covenant team responded to an extensive session of questions and various concerns from the participants.
